“Upper floors in your town or city centre''

How much un- and under-used upper floors space do you have in vacant and occupied units in your town and city centre?

What’s the strategy to get it back into productive use.

What options do you have. What barriers are you likely to encounter and how can these best be overcome.

This IPM webinar will explore case studies from around the country where these currently wasting but valuable spaces are being audited, explored, re-purposed and re-used.

We’ll examine options including residential, office, creative & more, and share practical insights on some of the ways that challenges around access, lighting, waste and other obstacles are and can be tackled.

IPM Webinar: 24th April 2024 | 14:00 – 15:30pm, OPEN TO ALL

Are they being used as offices or residential. Are #retail or #hospitality businesses trading there or using them for storage. Have they found uses by arts & crafts, creative, culture, community, leisure, education, health & wellbeing businesses and organisations. Could they? Or are they vacant, either as upper floors only or part of an empty building?

These are questions we’ll explore in the upcoming IPM at MMU practitioner webinar: “Living over the shop”.

Agenda

14:00 – 14:10 Welcome and Introductions

Iain Nicholson, Institute of Place Management | Strategic Development Lead

Rachel Nickeas, Institute of Place Management | Membership Coordinator

14:10 ‘Milsom Quarter masterplan; Replanning heritage perceptions’

Lucy Barron, Director + Architect, BiBO

“Heritage can be a catalyst for regeneration and is integral to the identity of Bath, but historically it has become a barrier to delivering economic, sustainable, and innovative solutions. The Milsom Quarter masterplan was developed to identify key areas for change which aligned with Bath and North East Somerset Council’s vision for a more sustainable and viable area. The reuse of the upper floors is a key component of the masterplans vision in delivering energy efficient city centre homes. As the project team’s heritage consultant, Lucy drove forward a heritage baseline and developed a series of principles for re-use founded on identifying historic barriers within both fabric and policy contexts.”

14:25 ‘Can converting upper floors work and what are the mechanics to make it work?’

James Brookes, Complex Development Projects Limited

“Having seen close up the challenges facing Stratford-upon-Avon as a town centre, I started thinking of ways to transform its fortunes. I realised that very few people actually lived in the centre, and that this was a reason it was so quiet in the evenings. Post Covid I understood the large amounts of wasted space on the upper floors of shops, so decided to analyse the whole town and see how much residential it could potentially host and if you could make that financially viable. In this presentation I’ll talk through how.”

14:40 'Living on the High Street, as delivered by TINTO’

Richard Tinto, Managing Director, Tinto Architecture Ltd

“A case study of delivered high end residential accommodation in upper floors on Aberdeen’s Union Street. We will look at the ambition, perceived challenges, opportunities and practical steps in delivering such accommodation, and then round off by discussing the social and economic benefits and why we have to continue to change hearts and minds to this type of development.”

14:55 ‘Partnership working to drive change’

Tracey Birkinshaw, Director of Community & Economic Development, Cheltenham Borough Council

“This presentation will look at the policy context around use and re-purposing of high street upper floors, and the role of local authorities as enablers. It will also outline the role of different players and the value of leadership to drive interventions.”

15:15 ‘Discussion’

15:30 ‘Thank you and close’
